​We offer the stress free option to looking after your investment property. With a zero tolerance to tenant rent arrears, prompt and efficient action to any maintenance issues that should arise, and a thorough screening process when selecting tenants, you can rest assured that your asset is being well looked after. We have property managers available 24/7 to ensure any emergency situations can be dealt with promptly.

Personalised Service
We realise that each property owners’ requirements from their property manager will be individual, and we can tailor our service to reflect how much (or indeed how little) you’d like to be involved. Payments are electronically transferred to your bank account on the 1st & 15th of each month (or closest business day following) as per your preference, and monthly statements and any correspondence is either emailed or posted – again, as per your listed preference.
We have built strong relationships with a core group of contractors, with whom we entrust any maintenance issues that may arise. However, we understand you too may have individuals you would prefer us to use at your property, and we will happily work with them also. We will always obtain quotes for larger or more significant work that may be required.

Knowledge and Expertise
Being a landlord can be a stressful position, and without any experience or knowledge of the laws and legislation surrounding rental properties it can also be a bit of a minefield! The team at Bayleys Nelson Proeprty Management are professionals in the industry, well versed in the Residential Tenancies Act (RTA) and its requirements for both landlords and tenants alike. We’ll inform you of any changes in the laws that may affect you, or your investment, such as the recent changes in the requirements for Healthy Homes, smoke alarms, and any relevant information we think could benefit your investment. With issues such as ‘P’/Methamphetamine becoming an increasing concern, we can provide you with information and action plans to deal with any such problems as and when they arise.

Inspections
We will thoroughly inspect your property at the commencement of each tenancy, photographing it extensively to document the condition of all aspects of the property from the outset. We then perform three monthly inspections during each tenancy, noting the condition of the property and any maintenance that may need attention. Following each routine inspection, a report detailing this inspection will be forwarded to you. At the completion of each tenancy, we then conduct a final thorough inspection to ensure that the departing tenant is leaving the property in suitable condition and that any issues are remedied.
​Some of the obligations and responsibilities of a Landlord:
  • Provide and maintain the premises in at least reasonable condition and cleanliness.
  • Allow the tenant quiet enjoyment of the premises.
  • Comply with all building, health and safety standards that apply to the premises.
  • Comply with all requirements in respect of smoke alarms imposed on the landlord by regulations.
  • Landlords need to have working smoke alarms installed in all their residential rental homes. Any replacement alarms installed after 1 July 2016 (other than hard-wired systems) need to have long life batteries and a photoelectric sensor.
  • Comply with all requirements in respect of Healthy Homes legislation regulations. Among other requirements, all residential rental homes are required to have ceiling and under-floor insulation that meets minimum standards unless they meet one of the exceptions. This applies to all properties under our management from 1 July 2021.
  • Pay rates and any insurance taken out by the landlord.
  • Not seize the tenant’s goods for any reason.
  • Inform the tenant if the property is on the market for sale.
  • Not interfere with the supply of any services to the premises.
  • If the landlord is in breach of these responsibilities, the tenant(s) can apply to the Tenancy Tribunal.
  • Appoint an agent and notify the tenant and Bond Centre of the agent’s details whenever leaving New Zealand for more than 21 consecutive days.
The landlord shall enter the premises only:
  • With the tenant’s consent at the time of entry
  • In an emergency
  • For necessary maintenance or repairs, compliance or preparation for compliance with any requirements regarding smoke alarms or insulation, from 8 am to 7 pm, and only after 24 hours’ notice
  • For an inspection of the property or work done by the tenant, from 8 am to 7 pm after 48 hours’ notice
  • With the tenant’s prior consent, to show the premises to prospective tenants, purchasers, registered valuer or real estate agent doing an appraisal, or other expert engaged in appraising the premises.
  • Consent may not be unreasonably withheld but reasonable conditions may be imposed.
 
Breaching legislation can result in significant fines if correct procedure is not followed, however, as your appointed property management company, we ensure that this and all remaining obligations and responsibilities of a Landlord are taken care of on your behalf, in a professional and timely manner.

​Methamphetamine
With the Methamphetamine ('P') becoming a prevalent issue in the media, and a real concern for landlords and their rental properties, we offer a screening process to detect the presence of Methamphetamine in properties. We work closely with our professional contractors to screen properties before, after, and during tenancies as deemed necessary, and as agreed with our landlords. We also offer a service that detects Methamphetamine in 'real-time' for on-going property security. We work with our landlords to tailor the best screening and/or detection routine based on our landlords'  wishes for their properties.
